Residential development

The extent of cleanup that is necessary to protect human health and welfare aries with different use ctitegories. Residential development is probably the most sensiti e type of land use because of the long-term and multiple e.xposure routes and because of potential e.xposure to the most sensitive population segments (e.g., children and elderly persons). E.xcavation and removal appears to be the remedial tiction alternative selected at most sites where there is redevelopment. This is because no one can guaratitee tliat a site is stife (i.e., offers zero risk) unless all contaminants are removed. Neitlier a developer nor a municipality can accept responsibility for site safety as long as haznrdous materials remain there. In situ treatment approtiches are seldom iewed is the best option because they are unproven and because 100% detoxification or stabilization caimot be achieved. [Pg.364]

Finally, if the boiler house is to be within an industrial complex and there is no adjacent residential development, the building need only be suitable for adequate weatherproofing of the plant and for maintenance. Alternatively, if it is sited adjacent or near to housing or offices then the building structure should take account of this. [Pg.368]

Treatability studies indicated that MNA could address the contamination at the Maryland site. To eliminate aU current and future risks, the municipal water supply was extended to the site. Since the contaminated groundwater on-site was no longer used for drinking water, the property was able to be sold for commercial and residential development. MNA costs were 1 million (D17452R). [Pg.813]

This Savannah, Georgia, terminal was a subsidiary of a company in the United Kingdom. The 6-acre terminal handled liquid chemicals and was situated a little more than a half-mile from the Savannah River. The terminal was located about two miles from the downtown area in Savannah and just northeast of the city limits. There was a residential development of town homes bordering the terminal as well as numerous commercial and industrial facilities and an elementary school in the area. This transfer facility served the paper and pulp industry and provided chemical storage for third-party suppliers. The facility could receive and send chemicals by water, rail, and the highway systems. The six giant tanks were only about three years old when they were destroyed. [11,12]... [Pg.50]

Urban development, including residential development, results in chemical emissions to all media such as air, water and soil. Some activities, such as pesticide application, result in the emission of a simple mixture of compounds. Other activities, such as motor vehicle transportation, emit a complex mixture of organic and inorganic compounds such as PAHs and trace amounts of PCDD/Fs. [Pg.187]

The Reclamation and Operations Plan also requires an analysis of suitable uses for the land after reclamation. It is not always necessary to restore land to its premining condition and utilization. Often, a utilization of higher value is acceptable. For example, a previously forested hillside adjoining pastureland might be acceptably restored as pasture. In areas with high relief, mountaintop removal and valley-fill methods may be used to create new flat areas, which have positive use for agriculture and residential development. [Pg.22]

SMCRA identifies 10 categories of postmining land use crop land pasture or land occasionally cut for hay grazing land forest land residential development industrial or commercial development recreation flsh and wildlife habitat developed water resources and undeveloped land. The most suitable postmining land use will be determined in cooperation with local residents and interest groups, and government agencies. [Pg.22]

AREA A. This area represents impact from coastal residential development, extending into the mouth of the Peace River and upper Charlotte Harbor. Primary sources of contamination are expected to be stormwater runoff (automobile related petroleum), municipal sewage and small boat marina activities. Surface sediment was collected from fourteen sites, water from eight sites and oysters from three sites, representing conditions in the development canals at Port Charlotte across the mouth of the Peace River and into the canals of Punta Gorda. [Pg.232]

Although much research still needs to be conducted to define the thickness of caps, which depends on a variety of environmental factors, it is normally from to 2 m thick. Langley and El Saadi (1991) suggested that a — m depth of clean soil is an adequate barrier for residential developments, as this is unlikely to be penetrated by normal gardening activities. In Australia s dry climate, plant root exploration depth, particularly under backyard-gardening activities, is often determined by the depth of domestic watering, about 30 cm (Calder, 1993, although in temperate cooler climates, this is likely to be deeper. [Pg.589]

Incredibly, private environmental organizations with no special authority and with very limited experience with condor issues have now agreed to a deal that would allow substantial residential development of condor Critical Habitat. Sadly this deal was based on secret negotiations from which virtually all experienced condor experts were excluded. This is the worst sort of deal-making imaginable, particularly for a species that has become a public trust.. . . ... [Pg.332]

MANDELKER It is, but it s been definitely sliced out of the Clean Air Act. This Act is not being applied to residential development. Some cities control incineration in large apartments and such. The Clean Air Act has a cut-off point and only applies to major sources of pollution. If anything, because of administrative limitations, there is a tendency to cut back even further on the span of the program. So not only is it not a no-pollutlon statute, it s not even a total control statute because there s lot left out. [Pg.461]

Flood proofing to reduce or prevent loss to structures is highly recommended. Residential development densities should be relatively low development in obvious drainage channels should be prohibited. Dry stream channels should be maintained in a natural state and/or the density of native vegetation should be increased to facilitate superior water drainage retention and infiltration capabilities. Installation of upstream stormwater retention basins to reduce peak water discharges. Construction should be at the highest local elevation site where possible... [Pg.404]

Silviculturalists must educate the public about the many facets of silviculture to destroy the myth that it simply promotes timber production. In the future, silviculture will be useful to people for purposes such as reducing fire risks in areas where residential development coexists with forests and in abating specific types of insect pestilence. Silviculturalists can also manipulate the landscape to restore former plant communities or establish new plant materials that provide benefits such as habitats for endangered or threatened wildlife species. However, silviculturalists must work with members of other disciplines throughout the world, including economists and... [Pg.1657]

With the immense pressures nowadays from population growth and economic activities, coastal strips have become a prime target for industrial and residential development, harbors, navigation jetties, and recreation. Not only a natural embayment requiring verification of stability prior to any proposal for man-made utilization or improvement, but also a plane straight coast may even be converted into an embayment with an addition of artificial structures. In fact, artificial bayed beaches have been created for recreation and tourism in the Mediterranean countries, especially in Spain, France, Italy, and Israel since the 1960s... [Pg.826]

These projects illustrate that the constmction industries in GCC countries are not limited to residential development but are looking to promote their cities as one of the best and most modern city of the world. These projects reflect that projects in Dubai and elsewhere in the in the Gulf world have planned to rebuild and enhance their cities image as world class cities (Bagaeen, 2007 Hall Hubbard, 1998). [Pg.826]
