We all have preventative maintenance performed on our personal automobiles. Many of us take our car into a quick oil change shop somewhere between 3,000 and 7,000 miles and wait while they change the oil and filter, lube the steering and suspension, place air in the tires, vacuum the inside, and check the transmission, power steering, anti-freeze, and washer fluid levels. They will check the belt, and pull the air filter for inspection. This is the normal preventive maintenance (PM) schedule for most cars on the road today.

If maintenance is performed, there are two principal maintenance strategies preventive and breakdown maintenance. These are not mutually exclusive, and may be combined even in the same piece of equipment. Take for example a private motor car. The owner performs a mixture of preventive maintenance (by adding lubricating oil, topping up the battery fluid, hydraulic fluid and coolant) with breakdown maintenance (e.g. only replacing the starter motor when it fails, rather than at regular intervals). 

If the performance of the equipment is monitored on a continuous basis, then abnormal behaviour can be identified, and preventive maintenance can be performed as and when required this is called on-condition preventive maintenance. The condition of equipment may be established by inspection, that is taking it off-line, opening it up and looking for signs of wear, corrosion etc. This obviously takes the equipment out of service, and may be costly. 

MaintainabiUty is a characteristic of design, installation, and operation, usually expressed as the probabiUty that a system can be restored to specified operable conditions within a specified interval of time when maintenance is performed in accordance with prescribed procedures. The ease of fault detection, isolation, and repair are all influenced by system design and are principal factors contributing to maintainabiUty. Also contributing is the supply of spare parts, the supporting repair organization, and preventative maintenance practices. MaintainabiUty must be designed into the equipment. The evaluation methods could be direct, e.g., measuring a containment index, or indirect, e.g., measuring pressure loss or velocity distribution. The direct methods are used to measure the performance of a hood or an inlet during periodic preventive maintenance. Indirect methods are used for verifying or checking on a daily basis (routine checks). How often each method is used depends on the availability of instrumentation and qualified personnel, since direct measurement of a hood s performance can be both expensive and difficult. On the other hand, indirect methods are usually easier to use and can sometimes include inexpensive, continuously monitoring instruments (pressure gauges or velocity indicators). 

Preventive maintenance is maintenance carried out at predetermined intervals to reduce the probability of failure or performance degradation. An effective maintenance system should be one that achieves its objectives in minimizing downtime, i.e. the period of time in which the equipment is not in a condition to perform its function. 

The manuals provided by the equipment manufacturers should indicate the recommended preventive maintenance tasks and the frequency they should be performed covering such aspects as cleaning, adjustments, lubrication, replacement of filters and seals, inspections for wear, corrosion, leakage, damage, etc.

As with previous, similar exercises, encourage your team to be creative. Like any sound management system, your PSM system probably creates unexpected side benefits over and above those related spedfically to safety performance. For example, the pilot test may have demonstrated that a new system, once installed, enabled the facility to reduce unplanned downtime with better planning and use of preventive maintenance. Or perhaps the pilot test process itself may have helped improve relations between the facility and corporate staff.
