Turfgrass chemicals are by no means the only toxic hazard faced by average people, nor indeed the most unjust or egregiously unfair one, of course. The Taxpayer Relief Act of 1997 provides special tax treatment for gains on the sale of primary residences. Couples can exclude up to 500,000 of profit from taxation while singles can exclude up to 250,000. To qualify, you must have occupied the home at least two years during the five years prior to the sale, with some exceptions. The full exclusion is available once every two years. These new rules are especially good news for people approaching retirement who want to buy or rent a less expensive home. 

The real estate market has changed to the extent that home ownership is not necessarily the best financial option. You may come out ahead by selling your home and renting either a house, apartment, or condo. This option frees all of your home equity for living expenses. 

To calculate a financial analysis of owning versus renting, add up all the costs associated with home ownership. This includes the direct costs of taxes, insurance, and maintenance, plus the opportunity cost of earnings on the capital tied up in the home. Then, compare this figure to what it would cost you to rent adequate housing. 

Typically, in a sale-leaseback, you sell your home to someone at an agreed-upon price but continue to live in it by paying monthly rent. The new owner becomes responsible for paying taxes, insurance, and maintenance. This arrangement... 

Whether you rent or buy your second home, there are problems associated with maintaining two residences—things that you don t run into living in only one home. Here are a few to consider ... 

Retirement Centers. There are all kinds of adult (over age 50) retirement centers in all parts of the country. Some are small mobile home parks with few amenities. Others are elaborate. Some are planned communities like Sun City in Arizona. Others are like Leisure World in California. Some provide a wide assortment of recreational services—golf courses, swimming pools, exercise rooms, auditoriums, emergency nursing care, and so on. Most charge monthly fees, which often include maintenance of common grounds and other services. Various property arrangements (own, lease, rent) can apply. 

Some retirees are very happy in rented apartments. The reason is that they are not tied down with homeowner responsibilities. They can select the neighborhood they prefer in the community they like. They can also stay close to their inner circle without the problems of maintaining their own home. 

In the field, all types of freezer storage facilities are used. The investigator may have a food freezer at his home that Is used for residue samples or the freezer may be in a rented mini-storage warehouse across the city from his home. The samples may be stored in a commercial freezer facility, In a walk-in freezer at a university, or some other facility chosen by the field investigator. Each freezer is equipped with a recording thermometer. Each time the chart is changed, the calibration is checked with a mercury thermometer and the reading recorded. All freezer records are retained in the data archive.

The most common cause of accidental poisoning with carbon monoxide is a fire, stove, or boiler that is inadequately ventilated. When it is lit, it produces the toxic gas which accumulates in the house, especially in modern homes which are often double-glazed and have little ventilation, and especially in the winter. One reason for poor ventilation may be birds nesting in the chimney, which decreases the availability of air. In a recent case a family lit a fire in a rented holiday cottage, but unbeknown to them the chimney had become blocked with a bird s nest, and all of them died of carbon monoxide poisoning.
